Quick question on leasing

I generally try to avoid leasing, but I have an artist interested in leasing quite a few beats. I think I know the obvious answer to this question, but just to make sure: I know I retain the right to continue leasing the beat to other artists once I lease it to someone, but am I ever able to sell it exclusively to another artist once I lease it
